A green lease is unique in that it prohibits the tenant from using the office or retail space in any way that conflicts with the landlord\u2019s sustainability practices (including any third-party certification system). The landlord may prepare an Operations and Maintenance Manual for the building and require the tenant to comply with\u00a0it.<\/p>\n<p>Green lease agreements could include the following:<\/p>\n<h2><strong>Reducing energy and water\u00a0use <\/strong><\/h2>\n<ul>\n<li>Tenant space is sub-metered for electricity use.<\/li>\n<li>Compact fluorescent lights, occupancy sensors and other lighting improvements have been installed where appropriate.<\/li>\n<li>Interior lights throughout the building, except exit lights, are turned off at\u00a0night.<\/li>\n<li>Appliances, computers and other technologies are Energy Star\u2013certified.<\/li>\n<li>All faucets have aerators and showerheads that are low-flow (2.5 gallons per minute or\u00a0less).<\/li>\n<li>Energy and water consumption is tracked and reported to\u00a0tenants.<\/li>\n<li>If a lawn is present, it is not\u00a0watered.<\/li>\n<\/ul>\n<h2><strong>Avoiding toxic chemicals<\/strong><\/h2>\n<ul>\n<li>Cleaning supplies are certified by Green Seal or meet the Environmental Protection Agency\u2019s Design for the Environment standard.<\/li>\n<li>Janitorial service is committed to purchasing nontoxic cleaning materials and training staff on how to use\u00a0them.<\/li>\n<li>Only organic fertilizers and pesticides are utilized for landscaping.<\/li>\n<\/ul>\n<h2><strong>Recycling<\/strong><\/h2>\n<ul>\n<li>Recycling containers have been provided for newspapers and magazines.<\/li>\n<li>Containers for glass\/plastic bottles and cans are\u00a0provided.<\/li>\n<li>Fluorescent lights, batteries, old paint, and scrap metal are\u00a0recycled.<\/li>\n<li>Appliances, computers and other technologies are recycled and\/or refurbished when\u00a0possible.<\/li>\n<\/ul>\n<p>Many organizations in recent years have been working to provide green lease guidelines to assist building owners and tenants agree on terms for building operations and maintenance. Some of the best guides are listed\u00a0below.<\/p>\n<h1><strong>Resources<\/strong><\/h1>\n<ul>\n<li><a href=\"http:\/\/shop.boma.org\" target=\"_blank\">BOMA International<\/a> sells a guide to writing a green commercial lease.<\/li>\n<li>California Sustainability Alliance provides a \u201c<a href=\"http:\/\/www.sustainca.org\/green_leases_toolkit\" target=\"_blank\">Green Leases Toolkit<\/a>.\u201d<\/li>\n<li><a href=\"http:\/\/www.green-buildings.com\/category\/green-building-topics\/green-building-leases\" target=\"_blank\">Green-buildings.com produced a micro-site devoted to issues relating to green leases<\/a>.
